Addition & Custom Kitchen
This addition, custom kitchen and general home renovation began with a need for significantly more space, the ability to entertain large family gatherings and a need to improve seasonal comfort. It continued with an in depth needs and wants assessment, addition plan, floor plan design and complete 3D colour renderings.
Features:
- New hand scraped hickory, engineered hardwood floors throughout the living room, hallway, office and master bedroom
- Porcelain tile in kitchen and dining room
- Solid wood, raised panel style cabinetry with contrasting centre island
- Accent and task lighting
- Glass and marble backsplash
- Exposed, western red cedar clad ridge beam in kitchen
- Stainless steel appliances
- Larger window and new sliding glass door for increase natural light and view to the lake
What we did:
Inside
- Designed an addition that would accommodate the new kitchen and the needs of the family
- Secured a minor variance, all permits and coordinated all inspections
- Designed a scaled floor plan that accommodated the needs of large family gatherings
- Designed cabinet renderings illustrating the colours, styles and materials chosen by the customers
- Gutted entire kitchen back to framing members and donated cabinets to Habitat for Humanity
- Re-routed heating ducts, electrical and plumbing
- Removed carpeting in all main floor rooms
- Coordinated and subcontracted new plumbing and electrical for kitchen
- Insulated and sealed kitchen using spray foam in ceiling and Roxul in walls
- Insulated floor and walls in crawl space under addition with spray foam insulation
- Installed new window on the east wall and replaced west facing window with 6’ sliding glass door
- Installed new drywall and primed and painted throughout kitchen
- Installed new porcelain tile in kitchen/dining area
- Coordinated and subcontracted manufacture and installation of new kitchen cabinetry, with contrasting centre island
- Installed glass and marble backsplash
- Installed all new appliances
- Installed under cabinet and overhead task lighting as well as accent lighting in corner cabinets
- Installed new hand scraped hickory hardwood throughout the living room, hallway, office and master bedroom
- Installed new door and window casings and baseboards in kitchen
- Installed new oak railing from main floor to lower level
Outside
- Removed and preserved cedar siding for re-use on addition
- Excavated, constructed footings and foundation
- Constructed new addition according to approved drawings
- Tied in new addition to existing structure so that addition is virtually undetectable from original construction
- Re-used cedar siding on lake side of addition so that the addition now looks original
- Clad remaining walls with new cedar channel siding to match original siding (will be stained to match during the warmer summer months)
- Colour matched and clad new door and window to match existing trimwork
- Removed entire roof including sheathing to expose insulation
- Gutted entire attic and re-insulated with spray foam insulation creating an airtight and very warm and efficient home
- Re-sheathed and shingled entire home including a large bunkie
- Installed new fascia and eaves troughs
- Re-routed down spouts to eliminate moisture in basement
- Final grading and landscaping will be completed during the warmer summer months
