Project Description

Pontypool Possibilities

The purpose of this project was a two phased approach.

Phase I was to immediately improve the exterior of the home to protect and beautify it. Replacement of all of the original wooden windows and siding was the first priority as there was extensive rot and insect and rodent infestation at the exterior.

The vision was a more modern look with reduced maintenance and enhanced efficiency.

Phase II was more of the ‘we want’ versus the ‘we need’ of Phase I. This was about capturing the spectacular views over the valley below from the comfort of the master suite – without even getting out of bed and creating a clean fully finished garage space with a large storage/project area. Paramount was the task of designing such an addition to match the unique architecture of the original structure.

Did we achieve the vision? They had us back for Phase II…

What we did:

Phase I

  • Removed existing wood siding
  • Installed new Cape Cod Antique Silver wood siding and trims
  • Removed all existing wood windows
  • Replaced and repaired rotted structure around windows
  • Properly flashed window to prevent moisture and air penetration
  • Installed all new FCI windows in Commercial Brown Exterior and Pecan Grain interior
  • Installed interior wood trims to match existing wood

Phase II

  • Designed an addition with garage, loft and bedroom
  • Secured all necessary permits
  • Coordinated all inspections and trades
  • Excavated and constructed foundation
  • Constructed new addition as designed and approved
  • Tied new addition into existing structure
  • Installed all new FCI windows in Commercial Brown Exterior and Pecan Grain interior
  • Installed new Cape Cod Antique Silver wood siding and trims to match Phase I
  • Installed new red steel roof to match existing home
  • Removed old cedar shakes from exterior of existing structure
  • Installed River Stone to replace cedar shakes on existing home
  • Installed River Stone on garage
  • Insulated, drywalled and painted garage
  • Installed hydronic in-floor heating system in bedroom
  • Insulated bedroom area
  • Installed western red cedar to interior walls and ceiling of bedroom
  • Created and installed a barn door system for passage to ensuite
  • Installed natural slate flooring to match existing in ensuite and existing home
